CUSTOMER SERVICE AGREEMENT
This Customer Service Agreement (“Agreement”) is entered into by and between ANNS Cleaning Service LLC (“Company”) and the customer identified in the applicable electronic estimate, work order, or invoice (“Customer”).
This Agreement is incorporated into and attached to all electronic estimates, work orders, and invoices issued by ANNS Cleaning Service LLC.
Acceptance of an estimate, scheduling of services, or payment of any invoice constitutes acceptance of this Agreement.
1. Services
This Agreement governs the provision of residential and small commercial cleaning services performed at the Customer’s property. The specific services, scope of work, service frequency, and pricing are detailed in the applicable electronic estimate, work order, or invoice, which are incorporated herein by reference.
2. Customer Responsibilities
The Customer agrees to:
2.1 Safe Working Environment
Provide a safe working environment for Company employees, including adequate lighting, clear walkways, and stairs and surfaces in reasonable repair.
2.2 Hazard Disclosure
Promptly disclose any known or suspected hazards, including but not limited to unsafe structures, aggressive pets, biohazards, or hazardous materials.
2.3 Securing Property
Secure fragile, valuable, sentimental, or irreplaceable items prior to service. The Company is not responsible for unsecured items.
2.4 Customer-Provided Products
Customers may provide cleaning products of their choosing; however, Customers may not apply products on behalf of Company employees. Proper ventilation must be provided in accordance with manufacturer recommendations and applicable laws.
2.5 Smoking Policy
Smoking is prohibited near Company employees or in confined areas without proper ventilation.
2.6 Cancellation Policy
Cancellations require at least twenty-four (24) hours’ notice. Cancellations made with less notice may be subject to a $50 cancellation fee.
2.7 Customer Conduct & Communication
The Customer agrees to treat Company employees with respect at all times.
Concerns, questions, or complaints regarding services, pricing, policies, or company decisions must be directed to Company management and not addressed to field staff during service visits.
Verbal abuse, hostile language, intimidation, personal insults, or inappropriate comments toward Company employees are not permitted. This includes, but is not limited to, raising one’s voice, making demeaning remarks, or directing frustration toward employees for matters outside their control.
The Company reserves the right to immediately suspend or terminate services, without prior notice, if such behavior occurs, in order to protect the safety, well-being, and professionalism of its employees.
3. Payment Terms & Service Quality
Payment is due upon completion of services unless otherwise agreed to in writing prior to service.
If the Customer believes services were unsatisfactory, the Customer must notify ANNS Cleaning Service LLC within forty-eight (48) hours of service completion and allow reasonable access for inspection and, if applicable, one corrective re-clean at no additional charge. Failure to provide timely notice or access constitutes acceptance of services as rendered.
4. Late Payment & Collections
4.1 Late Fees
Balances unpaid more than thirty (30) days after the service date may be assessed a one-time late fee of ten percent (10%) of the outstanding balance.
4.2 Non-Communication & Escalation
If payment remains outstanding and the Customer fails to respond to reasonable attempts to resolve the matter, the account may be referred to collections or legal action as permitted by law. The Customer agrees to be responsible for reasonable recovery costs, including filing fees, service fees, and administrative recovery costs, as allowed by law.
4.3 Courtesy Settlement
Prior to escalation, the Company may, at its discretion, offer a courtesy settlement or waive late fees if payment is received within a specified timeframe. Such offers do not waive the underlying obligation.
5. Unforeseen Conditions & Additional Costs
Estimates are based on information reasonably available at the time of estimation. Additional costs may arise due to unforeseen conditions, including but not limited to:
Excessive soiling or buildup
Obstructed or inaccessible areas
Pre-existing damage, mold, or deterioration
Hazardous materials or biohazards
Structural or access limitations
If such conditions arise, the Customer will be notified and provided an updated estimate. No additional work will be performed without the Customer’s express consent.
6. Service-Specific Liability Addenda
Certain services may be subject to additional service-specific liability disclaimers and limitations (“Service Addenda”), including but not limited to exterior cleaning or pressure washing services.
When applicable, the relevant Service Addendum shall be provided electronically and incorporated into this Agreement by reference. Acceptance of an estimate or scheduling of services constitutes acceptance of any applicable Service Addenda.
7. Termination
Either party may terminate this Agreement with at least twenty-four (24) hours’ notice prior to a scheduled service.
8. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Rhode Island.
9. Severability
If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall remain in full force and effect.
10. Notices
Notices shall be deemed given when delivered personally, sent by certified mail, or sent electronically to the contact information listed on the Customer’s estimate, work order, or invoice.
IN WITNESS WHEREOF, the parties agree to the terms of this Agreement.
SERVICE-SPECIFIC LIABILITY DISCLAIMER
(Exterior Cleaning & Pressure Washing Services)
This Liability Disclaimer applies to pressure washing, exterior surface cleaning, and other higher-risk or exterior services as identified in the Customer’s estimate or work order.
This Disclaimer is incorporated into and forms part of the ANNS Cleaning Service LLC Customer Service Agreement.
1. Limitation of Liability
ANNS Cleaning Service LLC exercises reasonable care in the performance of services. However, due to the nature of exterior and pressure washing services, damage may occur even when services are performed properly.
To the fullest extent permitted by law, Company liability, if any, shall be limited to the repair or reasonable cost of repair of the affected area, as determined pursuant to this Disclaimer. The Company shall not be liable for indirect, incidental, special, or consequential damages, including loss of use.
2. Reporting of Damages
Any damage believed to have been caused by Company services must be reported within twenty-four (24) hours of service completion.
Reports must include:
Date and time of service
Specific location of the alleged damage
Detailed description of the damage
Photographic or video evidence (strongly recommended)

Failure to report within this timeframe constitutes acceptance of services.
3. Inspection & Investigation
The Company reserves the right to inspect the alleged damage and may engage an independent third-party inspector at its expense. Customer cooperation, including access to the affected area, is required.
Inspection does not constitute an admission of liability.
4. Determination of Responsibility & Remedies
Responsibility will be determined based on inspection findings, including whether:
The damage was caused by Company services
Pre-existing conditions contributed
Customer obligations were met
If responsibility is accepted, the Company will, in good faith, offer one or more of the following:
Repair by the Company or a qualified contractor
Reasonable monetary compensation for repair
Another reasonable remedy deemed appropriate
No other remedies or compensation shall apply.
5. Exclusions & Pre-Existing Conditions
The Company is not responsible for:
Pre-existing damage or deterioration
Oxidation, latent defects, loose materials, or structural failure
Damage caused by weather, wear and tear, or unrelated factors
Damage revealed as a result of proper cleaning
Damage not reported within the required timeframe
Certain surfaces may contain hidden defects that become apparent during or after cleaning. The Company is not responsible for such outcomes.
6. Governing Law
This Disclaimer shall be governed by and construed in accordance with the laws of the State of Rhode Island.
7. Amendments
This Disclaimer may be amended from time to time. Amendments apply prospectively only to services scheduled or performed after the effective date of the revised version. The current version is available at anns-cleaning-service.com/services.
8. Acceptance
By accepting an estimate, scheduling services, or allowing services to be performed, the Customer acknowledges that they have read, understood, and agreed to this Liability Disclaimer.
